Flip Cheap Houses is the working name of the motivated-seller lead system developed and operated by Real Estate Sales LLC. It is the engine of the mentoring program: every student enrolled in one-on-one coaching gains access to the lead system, which delivers contact information for homeowners who have expressed specific motivation to sell — not generic, cold, scraped public-record data.

03 How long until I close my first deal? +

The honest answer is: it depends on hours worked, market conditions and how consistently you follow the coaching. That said, there is a pattern in the student reviews. Full-time students commonly close a first assignment within 8 to 12 weeks. Part-time students keeping a day job commonly close within 4 to 6 months.

04 Do I need prior real estate experience? +

No. The program is specifically designed for students with no prior experience in real estate investing. 05 Can I run this part-time while I keep my job? +

Yes, and many students do. A large portion of the program runs part-time at roughly 15 to 20 hours per week around a full-time job. Your coaching schedule is built around your actual availability, not a rigid template, and the tutorial library and lead intake process are designed to be worked in blocks of time rather than continuously.

If anything, the students who start part-time often have the most stable trajectories — they are not under financial pressure to close a deal in month one, which counterintuitively lets them work the system patiently.

06 Are the coaches actually investing? +

Yes. This is a non-negotiable requirement for our coaching staff. Every coach at Real Estate Sales LLC is actively investing in their own market and closes their own deals on an ongoing basis. None of our coaches are retired educators, professional speakers or full-time course instructors.

The reason for the rule is simple: when you call your coach with a seller on the other line, you want advice from someone who handled a similar conversation last week, not someone who handled one a decade ago.

07 What do assignment fees actually look like? +

In student reviews, first assignment fees typically fall between $15,000 and $35,000, with averages commonly in the high teens to low twenties. We have seen fees below that range and fees significantly above it — the variance is driven by market, property type, and deal structure.

Importantly: assignment fees are not guaranteed. They are the outcome of a repeatable process. The program teaches you the process; your consistency determines the outcome.

08 Does the program work in Canada? +

Yes. Real Estate Sales LLC has served students in both the United States and Canada since 2017. Our coaches are familiar with the relevant cross-border differences in contracts, tax treatment, and closing processes, and Canadian students are paired with coaches experienced in those markets.
